An exterior repaint in Los Angeles lives or dies on prep. South and west elevations take punishing UV nearly year-round, homes closer to the coast fight salt air and marine-layer moisture that work behind loose caulk, and older stucco cracks as the house settles. Paint over that and you buy two good summers.
So we spend the first days of an exterior job washing, scraping to sound substrate, replacing rotted trim, and caulking every joint before a finish coat is opened. That is the part of the scope worth reading, and it is why our warranty is two years instead of ninety days.

How the job runs
Inspection
We walk the whole envelope, photograph failures, and mark rot and caulk work on the scope with a price beside it.
Wash day
Low-pressure wash of every elevation, then a day to dry before anything is coated.
Repair & prep
Scrape, sand, replace bad wood, spot prime bare substrate, caulk every joint.
Two finish coats
Sprayed and back-brushed on siding, brushed on trim. Weather calls made in the morning, and you hear about them.
Final walk
We walk the perimeter with you at ground level, fix the list, and register the warranty.
What it usually costs
Ranges assume painted siding or stucco in reasonable condition. Heavy scraping, lead-safe containment on pre-1978 homes, and carpentry replacement are line items on your scope, not surprises at the end.

What time of year is best for an exterior in Austin? +
October through May. Summer is workable if we start early and follow the shade, but we will not spray a wall in direct 100-degree sun.
What time of year is best for an exterior paint job? +
March through November, our dry season. We avoid December through February — LA's rainy season — because a fresh coat needs several dry days to cure properly.
What happens if it rains? +
We stop, cover, and pick back up when the surface is dry. Your foreman tells you the new finish date the same day, not after you ask.
How long will it last? +
Eight to twelve years on siding and stucco with our prep, shorter on south and west trim that takes the worst sun. The two-year warranty covers peeling and blistering on what we prepped.
Do you handle HOA color approvals? +
We will pull your HOA palette, mock up the approved options on the house, and send whatever paperwork the board needs.
Is lead paint an issue on my house? +
If it was built before 1978, we test. Our crews are EPA lead-safe certified and the containment is included, not billed as an extra.
